Terms and Conditions
The following Terms & Conditions apply to all land sold by Landex Ltd, its subsidiaries and all third parties, agents and bodies acting on behalf of Landex Ltd.

If more than one person purchases a plot/s of land, that purchase will be deemed joint and several.

All land sold by Landex Ltd, unless otherwise specified is classed as either: greenbelt, Brownfield, agricultural, forestry or a mixture of the same.

Landex Ltd cannot guarantee that any planning applications or permissions for a change of use will be granted for any land sold by them.

If two or more people wish to purchase the same plot of land the first person to pay the reservation fee will become the purchaser.

Reservation Fee¡¯s for Land purchases are non refundable, and as such will remove the purchased plot from being sold on the market from the day the Reservation Fee is paid.

If choosing the pay in full by cash option the outstanding balance together with all land transfer documents (TP1, Deeds etc) must reach Landex Ltd within 21 days of Reservation Fee being paid, unless other arrangements have been made and agreed by a consultant of Landex Ltd and the purchaser.

Should Landex Ltd not receive either the full payment or legal documents within 21 days of the Reservation Fee being paid, Landex Ltd will deem this as a void of agreement, and will put back the plot/s on the market for re-sale.

If a client arranges an interest free payment plan, then they must submit a standing order mandate to Landex, agreeing to have monthly payments deducted from their nominated bank account, until an established date in the future, or the land is fully paid. If payment stops for any reason, and unless the client notifies Landex within 7 days of the stop in payment, the land plot will be put back on the market, and the client forfeits all moneys paid up until that time.

Landex Ltd accepts many forms of payments including Cheques, direct bank payment transfers (CHAPS, and BACS) we also accept Visa, Mastercard, Delta and Switch cards. We do not accept American Express cards. There is no extra charge for debits cards but Landex Ltd will charge a 2% credit card handling fee for payment made using credit cards.

Landex Ltd are not responsible or liable for any consequences of any actions, breaches of any covenants, charges or requirement, if any, concerning the plot once it becomes the legal property of the purchaser.

Land is not subject to V.A.T.

Government Stamp Duty is only payable on land purchases in excess of £120,000.

All land sold by Landex Ltd is Freehold unless otherwise stated.

A fee of £40 will have to be paid by the purchaser to H M Land Registry to register the official title to the land.

The process of Land conveyance is straight forward and normally does not require a solicitor. Landex Ltd will supply purchasers with all necessary legal documents as required by H.M Land Registry to register transfer of land title. Purchasers are welcome to use their own solicitors.

All deeds, official and legal papers, payments and receipts are sent out by Royal Mail Special, Recorded delivery or Via Courier for security purposes. It is the responsibility of the purchaser to inform Landex Ltd if they have not received documents within a reasonable period of time.

Purchasers do not have to inform Landex Ltd if you wish to sell or rent their plot/s.

Landex Ltd do not retain and claims or interest in the plot/s in anyway whatsoever.

Children under 18 years old cannot leally own property in the UK. An adult must take responsibility by means of owning it in their own name or in a trust. Landex Ltd advises purchasers to take legal advice if this is a concern.

All plot/s are sold on a 28 day full payment basis or an interest free payment plan. Payment plans will normally be up to 24 months with no interest being charged by Landex Ltd. Payment Plans are arranged with a standing order mandate signed by the purchaser and sent to the purchaser's nominated bank.

Landex Ltd are not responsible for any loses or injuries incurred in any way whatsoever by visitors (whether owners, prospective purchasers or any others) to any of our sites for any purpose.
